Targeted adjustments to the ‘Rocket & Tigerli’ construction project
Cham Swiss Properties AG
/ Key word(s): Miscellaneous
Cham, 15 May 2025 – The city of Winterthur recently granted building permission for the ‘Rocket’ high-rise and the additional buildings in the ‘Tigerli’ complex. Owner Cham Swiss Properties is viewing the conditions imposed by the authorities as an opportunity to further improve the project. The focus is on access to the ground-floor spaces and the use of the top floor. The company does not anticipate any significant delays in the next stages of the project.
Cham Swiss Properties AG was formed at the beginning of April 2025 through the merger of Ina Invest AG and Cham Group AG. Operational responsibility for the new real estate company lies with the Cham Group’s five-member management team. One of the most important projects in the company’s portfolio is the ‘Rocket’ high-rise and the three neighbouring ‘Tigerli’ residential buildings in Winterthur’s new Lokstadt district. The city of Winterthur issued the building permit for the project at the beginning of April 2025, subject to some important conditions. Cham Swiss Properties is currently reviewing these in detail. Over the coming weeks, the company will discuss the conditions set out by the city, such as the extent of public use of the top floor or access to ground-floor spaces, in close consultation with the relevant departments of the city of Winterthur. With the adjustments, the ‘Rocket & Tigerli’ project is intended to fully reflect its urban significance: ‘Rocket’ will be a 100-metre-high tower that will define the Winterthur skyline. From a legal standpoint, filing an appeal against the building permit is a necessary formal step to enter this interim phase, following the completion of detailed planning but before the start of construction. CEO Thomas Aebischer emphasizes: ‘This is a formality that comes with the process. However, our focus is clearly on constructive dialogue with the Office for Urban Development and the Office for Building Permits.’ This consultation will also clarify whether the appeal can be withdrawn or whether a new building application may be necessary. Despite this interim phase, Cham Swiss Properties does not expect any significant delay in the next project steps.
